1.Annual property tax = 1.3% to 1.5% of the purchase price. (property tax is different by state and county. The number here is the average % in California)
2. Insurance = approximately 0.3% to 0.5% of the purchase price, depending on the location and size of the house.
3. Utility fee (trash, electricity, water, gas, gardening) = approximately $2,000 based on minimum usage.
4. Repair Costs = $2,000 to $3,000 per year (depending on the year built and the condition of the property, the older the property the higher the amount).
5. Additional Fee for rental properties:
a. Leasing fee (every time you need to find a new tenant): one month rent
b. Management fee for hiring a management company to manage your property: 6% of the annual rental income.
c. Service charges on Repair Cost: 15% on the invoiced repaired cost.
d. Federal and state income tax (due to the rental income)
